PCS and move-out carpet cleaning: clearing the inspection the first time
Thousands of families clear Fort Campbell housing and Clarksville rentals every year, and most of their leases and housing agreements have a carpet line with proof attached. This guide covers what the inspectors look for, when to book, what the receipt needs to say, and how to handle pets, spots and short notice.
A move-out carpet cleaning has one purpose: a stranger with a clipboard looks at the carpet and ticks a box. Everything about the job should be organised around that person. Housing offices on and around Fort Campbell publish their move-out standards; Clarksville landlords and property managers write theirs into the lease, usually as professional cleaning with a receipt. The standards vary in wording and agree in substance: the carpet should be clean to the edges, free of spots and odour, dry, and documented.
What inspectors actually look at
- Edges and corners. The strip along the baseboards and the corners behind where the furniture was, which a rental machine never reaches.
- Closets and stairs. Often skipped by cheap specials and always on the checklist.
- Spots and traffic lanes. An empty room hides nothing, and a grey lane down the hall reads as not cleaned.
- Pet areas. Some inspectors carry a UV lamp. Old urine on the fibre glows even after a surface clean.
- Smell. A damp pad from a rushed extraction smells by the next day in summer, and smell fails inspections.
- The receipt. Dated, with the address and the rooms, naming a professional method.
When to book
Clean after the household goods are out and a day or two before the inspection or key return. Earlier leaves time for new footprints and a last-day pizza; cleaning around furniture leaves the marks the inspector will find. Tell us the date when you call and we book backward from it. Move-outs cluster at month end and in summer, so the earlier the date is on our calendar the better the slot.
The receipt
Ours names the address, the date, every room, hall, closet and stair cleaned, the method, and the technician. If your housing office or landlord wants specific wording, tell us at booking and we include it. Keep a copy with your clearing paperwork; some housing arrangements and relocation allowances reimburse cleaning, and your housing or finance office can tell you whether yours does.
Pets
A pet clause in the lease or the housing agreement usually means the inspector is looking for urine. A surface clean does not remove urine from the pad, and a UV lamp shows it. We inspect with the lamp and a moisture meter before quoting, treat what is on the fibre with enzymes and extraction, treat what has reached the pad with sub-surface extraction, and tell you plainly if the pad is saturated and the fix is replacement. The findings and the treatment go on the receipt so the conversation with the landlord is about facts. The pet smell guide explains the three cases.
If a spot comes back
Some spots wick back up as the carpet dries, especially old sugary drinks and pet spots. Call us; we come back and treat them. Stains that are not stains, such as bleach marks, sun fade or dye damage from old urine, cannot be removed by cleaning and are identified on the day and noted on the receipt, so you are not blamed for what cleaning could never have fixed.
Short notice
Orders change. If the inspection is tomorrow, say so; we schedule seven days a week and low-moisture cleaning dries in an hour or two when extraction would still be damp at walkthrough time. The move-out page has the prices, and the Fort Campbell page covers access and housing specifics.
Questions people ask about this
Does housing accept your receipt?
Our receipt names address, date, rooms, method and technician, which is what housing checklists ask for. If your office wants particular wording we include it.
Can you clean on post?
In on-post and privatised housing, yes, when you arrange access the way your housing office requires. We have no official arrangement with the installation and do not claim one.
How close to the inspection should the clean be?
A day or two before, after the furniture is out.
My orders changed and the inspection is Saturday. Can you do it?
Usually. We work weekends, and low-moisture cleaning dries in time for a same-day walkthrough.
The landlord says the carpet smells of dog. What now?
Book a UV inspection. If the urine is in the pad, a surface clean will not fix it and sub-surface treatment or a new pad will. The receipt documents what was found and done.
Will cleaning fix a bleach mark or a burn?
No. Those are identified on the day and noted on the receipt; a burn can be patched from an offcut, which is a repair rather than a clean.
