The grout was never that colour. We scrub it back and seal it so it stays
Grout is porous cement, and in a kitchen it drinks grease, in a bathroom it drinks soap film, and in an entry it drinks the red mud Clarksville's rain brings in. A mop moves that around. Cleaning it takes a pre-treatment, a scrub, a hot pressure rinse and a seal, in that order.
Most Clarksville homes from the 1990s onward have ceramic or porcelain tile in the kitchen, the bathrooms, the laundry and the entry, laid with a sanded cement grout that was light grey or almond on the day it went in. Grout is porous. Every mop pass since has carried dirty water into it, where it dried and stayed, and the lines are now a darker shade than anyone chose. Because the tile itself wipes clean, the floor looks dirty in a way that cleaning the tile cannot fix, and that is the complaint behind nearly every tile call we get.
The job has four parts and skipping any of them is why home attempts disappoint. An alkaline pre-treatment goes down and is given time to soften the grease and soap film bound into the grout. The grout lines are scrubbed mechanically, with a rotary brush on open floors and a hand brush along the edges and behind the toilet. A high-pressure hot rinse under a vacuum-shielded spinner tool blasts the loosened soil out of the grout and recovers the water in the same pass, so the kitchen is not flooded and the dirt does not simply move next door. Then, once dry, a penetrating grout sealer is applied so the lines stop absorbing the next year's mop water. We can also colour-seal grout that is stained beyond cleaning, which restores a uniform colour and seals in one step.
The same visit handles the things around the tile: the hard-water and soap scum on shower tile, the mildew in a bathroom's grout that Clarksville's humidity encourages, the grease ring in front of the stove, and the entry tile that takes the mud from the yard. Natural stone, slate, saltillo and unglazed quarry tile need gentler chemistry and a different sealer, and the look-over sorts that out before anything is sprayed.
What the visit includes
Pre-treated and given time
An alkaline cleaner matched to the tile, allowed to dwell so the grease and soap film let go of the grout.
Scrubbed by machine and by hand
Rotary brush on open floor, hand brush along edges, corners, thresholds and behind fixtures.
Hot pressure rinse, water recovered
A spinner tool rinses under pressure inside a vacuum shield, so the soil leaves the house instead of spreading.
Grout sealed
Penetrating sealer once dry so the lines stay light; colour-seal where staining is permanent.
Showers and stone handled
Soap scum, hard water and mildew in showers; gentler products and the right sealer for stone and unglazed tile.
Dry and walkable
Floors dry within an hour or two; the sealer cures overnight.

Questions about tile and grout cleaning
Why can't I get the grout clean myself?
Because mop water pushes soil into porous grout rather than out of it, and household brushes cannot generate the rinse pressure that removes it. The pressure rinse under vacuum is the step a homeowner cannot replicate.
Will the grout go back to its original colour?
Usually close to it. Grout that has been stained by years of grease or dye may not fully recover, and colour-sealing restores a uniform shade in those cases.
Is sealing really necessary?
Yes, if you want it to stay clean. Unsealed grout starts absorbing dirty water on the first mop. A penetrating sealer lasts two to three years.
Do you do showers?
Yes: wall and floor tile, soap scum, hard-water deposits and the mildew that Clarksville's humidity grows in bathroom grout.
What about natural stone?
Marble, travertine, slate and saltillo need gentler, pH-neutral chemistry and a stone sealer. We identify the material first and clean accordingly.
How long until I can walk on it?
An hour or two for the floor, and keep it dry overnight while the sealer cures.
